Starting 01/01/2011, rental property owners are required to collect payee information and report the required 1099-MISC forms together with 1096 forms to the IRS on or before 2/28/2012

You will need to give all payees a W-9 form (also attached) to fill up and if the payee meets the filing requirement, you will have to prepare 1096/1099 early next year. Give a copy of 1099 to the recipient before 1/31/2012 and file the required 1096/1099 to the IRS by 02/28/2012.
